Very sadly, it's a great apartment layout and location, but the facilities are old and there are issues with pipes and sewerage and almost all of the elevators! Landlord wouldn't fix the faulty toilet and sewerage outlet pipes, leaked all over the ceiling of the downstairs neighbours (shit everywhere), and couldn't use it properly for months. Had to use public facilities at times to avoid the bathroom flooding. If you are thinking of renting on level 27, contact me so I can share with you my experience of the slumlord from hell. Hopefully you won't make the same mistake we did with that guy. Let's just say, some of the owners are less than desirable to deal with! On the positive side, great cafes and eating spots, weekend market is a lot of fun too. But be careful with who you rent from: if possible, speak to the prior tenants to get their experience. Happy to have moved out ... more hassle than it was worth!

The level of inefficiency and lack of consideration for owners is simply unacceptable.To begin with, owners and tenants are required to pay a RM500 deposit just to use the service lift—a policy that already feels excessive. What’s worse, the refund process takes an entire month, with no valid justification provided. This is not only inconvenient but reflects serious inefficiencies in management operations.Even more concerning is that owners are denied access to the lift if they don’t comply with this unreasonable process. This is not just poor service—it’s an outright obstruction that unfairly penalises residents.Such outdated and owner-unfriendly practices damage the property's reputation and deter future buyers. It’s no surprise that interest in this development is declining.I strongly urge Knight Frank and the JMB to re-evaluate these procedures and adopt a more owner-centric, transparent, and efficient approach.

Got Flea market at the weekend ( there will be some food, fruits...vendors available), many interesting old stuff vendors/shops.Next to Taman Jaya park, suits those who love jogging, nature vibe🌱Price is cheaper than the market since the building is old and a bit run down. many mantaince going on all the time. studio/unit is spacious. staff can't speak English.Electricity/utilities in my unit is cheap (water and electricity roughly around 50RM/month), but some unit is still under commercial utilities.Next to Taman jaya lrt/ bus station. convenient to reach places around PJ area...
