When it comes to local conveniences and everyday shopping, Petaling Jaya residents know the value of a nearby, accessible mall. If you're looking for a straightforward shopping experience, a quick bite, or a convenient spot within the bustling PJS 13 area, PJ33 Mall might be just the place for you. Nestled in a strategic part of Petaling Jaya, PJ33 Mall serves as a hub for both shoppers and office workers, offering a blend of retail and food and beverage options designed to meet daily needs.
For many of us living in Selangor, especially in Petaling Jaya, convenience is key. While we have larger, sprawling malls, sometimes all we need is a compact, efficient space that provides essential services without the overwhelming crowds. PJ33 Mall aims to cater to this need, positioning itself as a practical choice for locals seeking efficiency and proximity. It’s a place where you can quickly grab lunch, run an errand, or meet up with colleagues.
This article will provide you with a detailed look at PJ33 Mall, covering its location, what you can expect inside, and why it remains a relevant spot for many in our community. We'll explore its various offerings and highlight what makes it a suitable option for your everyday needs in Petaling Jaya.
PJ33 Mall boasts a strategic location in the heart of Petaling Jaya, making it quite accessible for residents across Selangor, particularly those in and around the PJS 13 area.
The full address is: 3, Jalan Professor Khoo Kay Kim, Pjs 13, 46200 Petaling Jaya, Selangor, Malaysia.
This address places PJ33 Mall in a well-established commercial and residential hub. Jalan Professor Khoo Kay Kim (formerly Jalan Semangat) is a familiar thoroughfare for many in Petaling Jaya, contributing to the mall’s ease of location. It's nestled within an area that includes various businesses and residences, making it a convenient stop for locals going about their daily routines.
Accessibility by car is generally straightforward, with the mall being reachable via major roads. For those utilizing public transportation, the nearest LRT station, Asia Jaya, is within a reasonable distance, potentially allowing for a short walk or a quick ride-sharing trip to the mall. This connectivity ensures that PJ33 Mall is within reach for a wide demographic of Selangor residents.
However, it's important to address concerns raised by some local users regarding the parking facilities. Customer reviews have highlighted issues with the road leading to the mall's parking area, describing it as having "countless potholes" and "no proper maintenance." There are also mentions of a "ridiculous hump" upon exiting. These points suggest that while the mall's location is convenient, drivers should be prepared for potentially challenging conditions when accessing the parking facilities. This feedback, primarily directed at the property management (Pelaburan Hartanah Berhad), indicates an area for improvement. Despite this, for those familiar with local driving conditions or utilizing alternative transport, the mall's central location remains a key advantage.
PJ33 Mall offers a range of services primarily focused on retail, dining, and daily conveniences for the local community and surrounding office workers. While specific tenant lists can change, a typical community mall like PJ33 generally provides the following:
- Retail Outlets: The mall features a selection of retail shops catering to various needs, from fashion and accessories to lifestyle products. These tenants aim to provide a convenient shopping experience for everyday items.
- Food & Beverage (F&B) Establishments: A significant component of PJ33 Mall is its diverse range of F&B outlets. This includes cafes for a quick coffee, casual dining restaurants for lunch or dinner, and possibly fast-food options. These cater to the office crowd during weekdays and families or individuals on weekends.
- Supermarket/Grocery Store: Many local malls host a supermarket, allowing visitors to conveniently purchase groceries and daily necessities after their other errands. While not explicitly mentioned in the reviews, this is a common feature that enhances a mall's suitability for locals.
- Banking and ATM Facilities: To provide comprehensive convenience, malls often include bank branches or ATM machines, making it easy for visitors to manage their financial needs.
- Health and Wellness Services: Some malls may host pharmacies, optical shops, or even clinics, adding essential services for the community.
- Office Spaces: PJ33 is part of a larger complex that includes office towers. This integration means the mall caters directly to the needs of the office population within its building, providing easy access to dining and retail options during their workdays.
PJ33 Mall, while not a mega-mall, has specific features and highlights that appeal to its target audience of local residents and office workers.
- Convenient Location: Its prime spot on Jalan Professor Khoo Kay Kim in Petaling Jaya is a major draw, making it easily accessible for those living and working in the surrounding areas. This saves time and effort compared to traveling to larger, more distant malls.
- Community-Focused Ambiance: Unlike tourist-heavy destinations, PJ33 Mall offers a more local, relaxed, and less crowded atmosphere, ideal for quick errands or a peaceful meal. It serves as a true community hub.
- Integrated with Office Towers: Being part of a complex that includes office spaces means the mall provides direct convenience for the workforce, offering accessible dining and retail options during their lunch breaks and after work.
- Practical Retail Mix: The tenant mix is typically geared towards daily needs and convenience, rather than luxury brands, making it a practical shopping destination for everyday essentials.
- Diverse F&B Options: A good selection of food and beverage outlets is a significant highlight, catering to various tastes and dietary preferences, from quick bites to sit-down meals. This makes it a popular spot for lunch for office workers and casual dining for locals.
- Accessibility to Public Transport (LRT): Its proximity to the Asia Jaya LRT station enhances its accessibility for those who prefer not to drive, or who commute via public transport.
- Potential for Future Improvement: While current parking conditions have received negative feedback, the fact that these issues are openly discussed by patrons indicates an opportunity for the management to implement improvements, which could significantly enhance the overall visitor experience in the future.
As a local community mall, PJ33 Mall's promotions are typically driven by its individual tenants rather than large-scale, mall-wide campaigns. This means that special offers will vary depending on the specific retail shops, cafes, and restaurants operating within the mall at any given time.
You can often find promotions such as:
- F&B Lunch Deals: Many restaurants and cafes might offer special set lunches or discounts during weekday lunch hours, specifically targeting the office crowd and nearby residents.
- Retail Discounts: Individual stores may have seasonal sales, clearance events, or loyalty programs.
- Bank Promotions: If there are bank branches or specific payment gateways partnered with tenants, you might find card-specific discounts or cashback offers.
- Event-Based Promotions: During major festive seasons like Hari Raya, Chinese New Year, or Christmas, individual tenants might roll out themed promotions.
To stay updated on the latest promotions, it's best to:
- Visit the Mall: Look for promotional posters, flyers, or digital screens within the mall at the entrances of individual shops.
- Check Tenant Social Media/Websites: Follow the social media pages or visit the websites of your favorite stores or restaurants within PJ33 Mall.
- Contact the Mall Management (though less common for specific tenant deals): While the mall management may not advertise individual tenant promotions, they might occasionally highlight larger mall-wide events if any.
Given the customer feedback regarding overall maintenance, it's important for patrons to set expectations that the "promotions" may be more modest and focused on individual tenant offerings rather than grand, mall-wide attractions.
For general inquiries, information about the mall, or potentially to provide feedback (especially regarding facilities like parking), you can reach PJ33 Mall through the following details:
Address: 3, Jalan Professor Khoo Kay Kim, Pjs 13, 46200 Petaling Jaya, Selangor, Malaysia
Phone: 03-7954 9898 (or +60 3-7954 9898 for international calls)
It's important to note that direct contact with the mall management might be more appropriate for general operational concerns (like parking issues), while inquiries about specific store opening hours or product availability would be best directed to the individual tenants themselves.
For those of us living and working in Selangor, particularly within the bustling Petaling Jaya area, PJ33 Mall serves as a practical and convenient local hub. It might not be the largest or most glamorous shopping destination, but its suitability for locals lies precisely in its focus on everyday convenience and its integrated role within the community.
Firstly, its strategic location on Jalan Professor Khoo Kay Kim makes it easily accessible for quick errands, spontaneous meals, or essential shopping without the need to navigate through heavy traffic or travel long distances to mega-malls. For the numerous office workers in the surrounding area and within its own integrated office towers, PJ33 Mall is a lifesaver for lunch breaks, after-work necessities, and casual meetups.
The mall's strength lies in its practical mix of retail and F&B outlets. It caters to daily needs rather than luxury desires, offering a more down-to-earth shopping and dining experience. This makes it a reliable choice for grabbing groceries, enjoying a casual meal, or finding everyday items without the overwhelming crowds often found in larger commercial centers.
While recent customer feedback highlights significant concerns regarding the parking facilities (potholes and maintenance), these are operational issues that, if addressed by the management, would significantly enhance the overall experience. Despite these challenges, the core convenience and the community-centric atmosphere of PJ33 Mall continue to make it a go-to spot for many in Petaling Jaya.
In summary, PJ33 Mall is more than just a collection of shops; it's a functional extension of our community. It provides a no-frills, efficient, and accessible space for our daily needs, making it a suitable and valuable asset for locals seeking straightforward convenience in Petaling Jaya, Selangor.

PJ33 Mall Reviews
This road leading to the mall parking is absolutely unacceptable! The surface is a mess with countless potholes filled with water, and to top it off, there's a ridiculous hump when you exit the building. Pelaburan Hartanah Berhad, can you please do something about this road? Your tenants have been complaining for months, and yet you remain silent about these conditions! It's no surprise that all the tenants are moving out—are you actively trying to drive your existing tenants away? This situation is infuriating!
Jan 17, 2025 · DZG Xin Class KlangTerrible parking lane. Pot holes are everywhere. No proper maintenance. One the worst patking facilities in Selangor.
Jun 05, 2025 · Shawn AngTap my Touch N Go Card to enter, when I had to exit both TnG terminals were dead. Technician came over, said just exit, that's the best he could do. He said in the future just take ticket. How Stupid. We're moving towards a cashless society and now my only TnG card cant be used to enter this stupid parking lot which has such abysmal road conditions that it's borderline an offroad course now.Now have to stand by cash all the time, and I come here often because my gym is located in this stupid mall. With the price they charge for parking, whoever the maintainence manager/team working here should just be fired.Again, such inconvenience. BODOH.
